What Separates the North County Homes Selling Strong From Those Sitting Longer

September is revealing an important shift across North County and coastal San Diego. Sellers still hold an overall advantage, but that advantage is no longer producing the same results in every community or for every property. Some markets continue to show strong price appreciation and resilient demand. Others are experiencing softer prices, longer selling timelines, and more frequent price adjustments.

For homeowners considering a sale, the message is clear: market conditions remain favorable, but strategy is becoming more important.

San Diego County Still Slightly Favors Sellers

Current San Diego County single-family data shows approximately 3,085 active listings, a median of 49 days on market, and an average of 83 days on market. Roughly 34% of listings have experienced a price reduction, while 15% have been relisted. Despite those adjustments, the Market Action Index remains at 43, indicating a slight seller advantage. These numbers suggest that demand has not disappeared, but buyers are becoming more selective.

Well-priced homes can still attract strong interest. Listings that miss the market on price, condition, or presentation may take considerably longer to sell.

Coastal Demand Is Showing Real Strength

Some of the strongest year-over-year price movement is concentrated in several highly desirable coastal and higher-priced communities.

Del Mar recorded a median sale price increase of approximately 26.7%, while Cardiff rose about 17.2%.

Solana Beach posted an increase of approximately 14.7%, followed by Carmel Valley at 12.7% and Encinitas at 6.4%.

These increases show that buyers are still willing to compete for homes in sought-after locations. Lifestyle, location, condition, and limited availability continue to support pricing in several coastal markets.

The strength is not uniform across every community, but desirable homes are still finding serious buyers.

Other Communities Are Creating More Negotiating Room

The other side of September’s market is equally important. Median sale prices were softer year over year in Vista, San Marcos, and La Jolla. Carlsbad and Escondido were essentially flat, while Oceanside remained positive.

This does not necessarily mean demand has disappeared in those communities.

Instead, it may indicate that buyers are becoming more price-conscious and that sellers have less room to test the market with an aggressive asking price. For buyers, softer price movement can create longer decision windows and better opportunities to negotiate. For sellers, it reinforces the importance of entering the market with an accurate price and a strong presentation.

Activity Can Remain Strong Without Rapid Price Growth

Price appreciation is only one measure of market strength. Communities with flat or softer pricing can still experience healthy transaction activity. At the same time, buyers may have more room to compare properties, request repairs, or negotiate terms when a listing has been sitting longer.

September’s local data points to something more nuanced.

Strong coastal communities continue to reward desirable properties, while other markets are giving buyers additional time and flexibility. Opportunity now depends less on a broad housing headline and more on the specific community, property, condition, and price point being considered.

Where Can San Diego Home Buyers Find Opportunities?

A low-inventory market does not mean buyers have no negotiating power. A desirable, well-priced property in an area where inventory is falling and sales are increasing may require a quicker and more competitive offer. Another home may have been sitting on the market longer, received a price reduction, need updating, or have a seller motivated to move.

Those situations can create opportunities to negotiate the purchase price, closing-cost credits, repairs, interest-rate buydowns, closing timelines, or other contract terms. The opportunity is not always finding the cheapest home.
