We decided it was a good idea to sell our home in Carlsbad and purchase a place in downtown SD just before COVID became full blown and listed our home the first day of the stay at home orders. It's been a long journey for us to find a home we loved. My wife and I don't write a lot of reviews, but our family had such a good experience using Alan Shafran to represent the sale of our home in La Costa/Carlsbad, CA that we thought we should share. We are in the process of building a new home in Leucadia, CA and needed an agent that would help us find the right buyer while capitalizing on our investment. The home we sold was a larger home/lot with a custom tropical backyard/pool. The sales strategy was difficult due to most of the homes having smaller lots and some had a view with none selling even close to our asking price. We worked with Alan to sell our house in the La Costa area of Carlsbad. The market had taken a bit of a downturn over the summer, so it required quite a bit of extra effort from the Shafran team, but they remained diligent and helped us get our house sold.

I am not the type to write online reviews on businesses, however, I really felt compelled to write about the outstanding service that I received from the Alan Shafran Group. I worked with Michael Levison as my agent. To summarize the entire experience in one word, I would call it "Seamless." I know this is not always the case when it comes to purchasing homes, however, our transaction was textbook. We had a 30 day escrow period that we were able to close by day 22, which we were ecstatic about. We knew that we wanted to purchase a home in the Carlsbad area and were referred to Mike through a friend. From the beginning, I knew I was working with the right group because Mike knew everything about Carlsbad. I mean everything, because he lives in the area. He is very knowledgeable about the school districts, parks, shopping centers, local activities, restaurants, etc. I really felt that the Alan Shafran group has its' finger on the pulse of Carlsbad. I don't think any other group can say that. I know this because I initially tried to use another agent referred to me though a bank and Redfin. Those agents really could not answer my wife's questions about the local school district and zoning. Bottom line, I really couldn't trust their opinions. We decided to go with the Alan Shafran group which I think was the best decision we made.

I am quite surprised to see any negative reviews regarding acquiring a second lender approval for buyers. I think buyers need to realize that getting a second preapproval from a lender really strengthens their profile when it is presented to a seller. It tells the seller that the buyer is no "joke" and that they are serious about buying the property. My credit score did not change from getting a second preapproval. As long as you are inquiring about getting the same type of loan (in this case a mortgage loan) within a 30 day period, you score will not change. I know this because I subscribe to a credit monitoring service that tells me play by play when an inquiry is made. Additionally, turning in my paperwork to another lender was easy since I had it all together anyway. In my case we did not need to use the second lender, but it was a good safety net to have in place throughout the process.

The escrow process can be quite overwhelming, but Mike Levison really held our hands the entire way through. He was always responded to my texts/emails very quickly and at anytime of day or night. I work as a healthcare professional and knew very little about real estate before this transaction. Mike took his time to address and answer all my questions and concerns. Believe me, I had a lot of questions. I know that the Alan Shafran Group is a busy office, but I honestly felt that I was Mike's only client. He made us feel that finding our family the right home was his priority. I felt absolutely no pressure into making any decisions because I felt that Mike would be comfortable with whatever we decided.

When it came time in June of 2015 to list my personal residence for sale I was very skeptical to find an agent who would meet my expectations. This is due to the fact that I have been involved in the real estate development industry for over 25 years, and, I had serious doubts if I would find an agent who would know as much as I "thought" I knew about the market. I was also very concerned that I would be "just another listing" to that agent's firm and would not get the personal attention that I knew that I would want, and, that I would expect. From the moment Alan first stepped into my home I knew he was the right agent to hire. Not only was he knowledgeable of the local market, and, provided me with all the comp detail I needed, he also had a keen eye for some of the nice upgrades that had been installed in my home. After deciding to hire him, both he, and his very competent team, showed a very high level of focus and urgency regarding my listing as we came to market. Once the home was listed I found myself in a very challenging market as it seemed that there was a new listing popping up everyday in the area. To make matters even more difficult, many of these listings started to panic and dropped their prices considerably. Each time I made an adjustment (only twice) I felt that I was doing the "right thing" and each time it resulted in more quality traffic and better showings on my home. Alan and his team did a marvelous job in helping me to sell my Oceanside condo recently. In preparation for the sale of my condo, I visited Oceanside and interviewed six different realtors before selecting Alan based on a great discussion followed by a visit to his office to meet some of the staff. They were very supportive in assisting me to stage the unit for photos and showing, and the resultant listing was very compelling. So much so that I received an offer within 11 days of hitting the MLS with a request for a quick close. In fact, from listing to close was only 3 1/2 weeks! Alan and the whole team were fantastic, keeping me informed all the way and providing logistics support for me since I am an out of town owner. All in all, a VERY great experience!

We moved from NY/NJ area and had no connections to any realtors in the area, and for some odd reason we thought the bigger the realtor company is, the less time they will spend with us. We worked with Alan to sell our house in the La Costa area of Carlsbad. Alan and his team took over our listing when our Carlsbad home was slow to sell with another group, and they did a great job of selling it for us. Our buyers wanted a thirty-day escrow, which felt pretty fast, but Danielle, the escrow transaction manager from the Shafran Group, made sure that all the details were taken care of and that we were constantly updated on everything taking place. The Shafran Group also uses technology to aid with communication. During the showing process, for instance, they use an app called Showing Time where you can approve showings and/or change the times. The team also uses the group messaging system Slack for instantaneous communication. The escrow process was seamless, and made as stress-free as possible. Thanks, Alan!
